Sardinian Real Estate Market officially restarted in 2016
It’s official, Sardinian Real Estate market restarted after several years of crisis. According to the regional office of the “Italian Revenue Agency “in fact, a 18% growth in house selling emerges from 2016 data in their possession, for a total of 12 thousands houses sold. It’s the second growing year in a row.
Houses close to the sea are the most sold:
Things are going better in big cities and coastal resorts. For example in Cagliari, the Sardinian capital city, 1.510 house are been solds in 2016, with a +400% boom in the Poetto neighbourhood alone, that lays directly on Poetto beach (where properties reach an average quotation of 2575 euros per square meter).
Among the most requested locations we’ve Sassari, Olbia, Alghero and Quartu Sant’Elena with 500/1000 houses sold each. Having a look to where it’s easier to sell a home in Sardinia – houses sold/houses on the market – the more interesting places are the Sinis peninsula, Posada, Alghero, Pula and Muravera.
As you can see the most of them are very important tourist resorts on the coast. By the way the most expensive properties are in Arzachena (in North East Sardinia, where the Costa Smeralda lays), with an average price of more than 5mila euros per square meter.
First or holiday homes?
As for the main reason of the house buying, the 21% is for investiment purpose (basing the buying decision on the presumption that the property’s value will rise in the future), the 17,3% to rent it during the Summer, and the rest to make it their first home.
